A Los Angeles commercial real estate investment company last week paid $135 million for an 88.5-acre industrial park in East Mesa.

Miramar Capital Advisors closed the deal on a 10-building complex at East Warner and Sossamon roads called The Hub@202, according to commercial real estate tracker vizzda.com.

Built in 2022 by seller Madison Ventures Plus, the complex covers over 1.27 million square feet of industrial space occupied by multiple tenants and is located near one of Mesa’s largest data centers, Google, as well as the massive Hawes Landing development.

The sale price broke down to $106 per square foot.

Miramar describes itself as “a privately owned, commercial real estate investment firm specializing in the acquisition, repositioning, and development of industrial, residential, and special situations projects throughout the United States.”

It boasts over $3 billion in assets under its management.

Those assets under its management include over 80 various industrial and multifamily complexes across the country.

Miramar also manages what it calls “special projects” such as a 24-hour fitness gym in Fort Worth, Texas, and a trendy restaurant called Mother Wolf Miami and an office complex called Hollywood Hospitality Portfolio, according to its website.

The company also has several properties in the Valley.

Its most recent purchase prior to the Mesa deal involved a 4.5-acre industrial storage property in southwest Phoenix near the I-10 and Loop 202, according to its website.
