The former Nordstrom department store space at the Mall at Wellington Green could be redeveloped into apartments.
Wellington-based apartment developer Bainbridge Cos. recently filed a development application with the village concerning about 18.4 acres of the mall at 10300 Forest Hill Blvd. It has the former Nordstrom building under contract from TM Wellington Green Mall, care of Starwood Capital Group.
According to the application, Bainbridge aims to build 620 apartments in three buildings of seven stories each, plus a clubhouse and a parking garage.
In the application, Brian Terry of planning firm Insite Studio noted that the value of the Mall at Wellington Green has declined significantly since the mall was purchased for $341.1 million in 2014. The property valuation was reduced from $220 million at the time of sale to $70 million recently, resulting in significantly less tax revenue for the village, he noted. The development of apartments would boost property values and fall in line with the Treasure Coast Regional Planning Council’s goal of redeveloping properties along the State Road 7 corridor, Terry noted.
“The Mall at Wellington Green remains a functioning regional retail destination,” Terry stated in the application. “The property benefits from one of the top-performing Apple Store locations in the region, has seen meaningful tenant renewals in recent years, and continues to draw consistent traffic from a broad and affluent trade area. Unlike many of its peer properties nationally, the mall has retained its core tenant base and its identity as a community gathering point for Palm Beach County's western communities.
